Cabin Rental Policies

We hope you enjoy your stay at our cabin in the woods.  It is our desire that you experience the peace & relaxation that we do every time we visit.  These cabins are privately owned & we ask that you respect the property and the neighbors as if it were your own.  Here are a few policies to make your stay more enjoyable and to ensure our cabin stays in great condition for future guests.  Thank you for staying.
 
General Rules

  • No smoking inside the property or on the decks.  Smoking includes cigarettes, cigars, e-cigs & medical marijuana.  Do not leave butts on the ground.  An additional cleaning fee of $500 will be accessed if smoking is detected.

  • Minimum age to rent our cabins is 21.  All guests must be 21 unless accompanied by parent or legal guardian.  Overcrowding can result in additional charges or eviction.

  • Stays are a minimum of 2 nights, with the exception of some holidays and peak dates, which will be 3 nights minimum.

  • Quiet hours are from 10:00pm – 8:00am.  Please be respectful of others.

  • Do not cut down/damage trees or gather any debris from the lot.

  • No tents, RV’s or ATV riding on the property.  Boat or trailer parking is allowed in the drive.

  • No house parties are allowed.  We realize you may be visiting the area with friends and certainly want you to enjoy their company.  This is a 1-bedroom cabin, and the septic system/infrastructure is designed for the maximum listed occupancy.  Please be respectful of that and no overnight stays for unregistered guests.

  • Robes are for your use & enjoyment.  Please do not take them.  Missing robes will incur a $50 charge.

 
Check-in / Check-out

  • Check-in is 4:00pm.

  • Check-out is 11:00am (late check-out may result in additional charges).

  • Although early check-in is not guaranteed, especially during peak seasons, we will try to advise you when your cabin is ready.

  • Late check-out is not allowed without previous approval as we need appropriate time to prepare the cabin for the next guest.

  • Once all payments and booking requirements have been met, check-in is a self-check procedure.  Within 7 days of your arrival, we will send you address/driving instructions and front door access code.  It is recommended to print or screenshot these instructions as cell phone reception is not guaranteed for all service providers.

 
Payments / Cancellations

  • Reservations are confirmed only after a valid credit card and matching photo ID has been verified, along with complete booking information.

  • 50% down payment is required for all dates more than 30 days out.

  • Balance of payment is due 30 days from check-in date.

  • Total balance is due at booking if inside 30 days.

  • A $300 security deposit “hold” will be placed 2 days prior to arrival & released 2 days after departure providing no damage settlement needed.

  • Free cancellation for 24 hours after booking if arrival is at least 7 days away,

  • 100% refund if canceled 30 days prior to arrival,

  • 50% refund if canceled up to14 days before arrival,

  • No refund if canceled inside 14 days of arrival.

 
Check-out Procedures

  • Check-out time is 11:00am.

  • Take all trash to containers located at the edge of the drives (leave containers at end of drive).  Make sure all lids are shut to prevent wildlife getting in.  Trash is picked up at least 2 times a week.

  • Remove & dispose of all food items from the fridge.

  • Start the dishwasher upon leaving. Please hand wash all pots, pans & knives.

  • Pile all linens (excluding bed) by the washer.

  • Turn off all lights & coffee machines. Place all furniture back in its original location.

  • Set the thermostat to 75 in the summer & 55 in the winter.

  • Double check cabin for all personal items such as clothes, charges, computers, personal items, etc.

  • Lock all doors and windows.

  • Please text 214-587-6655 when leaving so we can alert our cleaning crew.

 
Cleaning Fee / Damages / Missing Items / Lost Items

  • The cleaning fee covers the general cleaning to prepare the cabin for the next guest. 

  • This does not cover cleaning for excessive dirtiness, foreign or bodily fluids, vomit, water balloon or outside debris.  An additional cleaning fee may apply if this is encountered.

  • All damaged or missing items found in the cabin will be charged to the guest.

  • LFLC will not be responsible for any left behind/lost items.  We will make every effort to find, hold & ship back to you at your expense, but cannot guarantee.

 
Fireplaces / Firepits

  • Please observe all local/state burn bans in effect.

  • No outside firepit fires are allowed when high winds or gusts are present.

  • No fires are to be left unattended.

  • Make sure the fire is completely out before leaving the campfire by pouring water on it.

  • Renter will be held liable for all damages or injuries from fires.

  • Use general safe practices as this is a forest/outdoor area where fires can spread easily.

  • No children around fires or operating fireplaces without adult supervision.

  • Indoor fireplaces will be available seasonally – Usually between October 15th & March 31st - if used at other times,  it will create issues with the air conditioning.

  • Timers for fireplaces are located on the face or side of fireplace - Do not go to bed or leave the cabin while fireplace is on.

  • No fireworks are allowed at any time on or near the property.

  • Smoke & CO2 detectors are located throughout the cabin. If one should go off and you smell smoke or do not feel comfortable, please call 911 and open doors/windows. There are extra batteries located in the cabinet above the refrigerator if needed.

 
Privacy

  • For the privacy of all our guests, we will only give directions, door code or other cabin specific information to registered guests.

  • This information is not to be shared with those not staying in the cabin.

  • We will not confirm the names of any registered guest to anyone that is not a registered guest.

 
Hot Tubs

  • Hot tubs are drained and cleaned after each guest stay (approx. 3-4 hours to reheat).

  • Please keep cover closed when hot tub is not in use as to keep at temperature.

  • Use cover caddy to aid in “flipping” back the cover.

  • Do not allow anyone or anything on top of the hot tub covers.  They are not designed for weight and replacements will cost $600.

  • No bubbles or foreign chemicals/objects allowed in hot tub.  For extended stays, there are additional spa chemicals under the kitchen sink.

 
Pets

  • We love pets, but not everyone does, or they may have allergy concerns.  Please respect the following rules so we can keep this option available for all to enjoy.

  • Pets are allowed in pet friendly cabins only with $100 non-refundable fee.

  • Maximum of 2 small dogs only (25lbs or less) per cabin.

  • ESAs are allowed in pet-friendly cabins only.

  • A cleaning fee will be charged if repairs or extra cleaning is required after your departure.  Pets are not allowed on cabin furniture and are not to be left unattended in the cabin without being in a pet taxi or dog crate.

  • Failure to comply with no-pet policies will result in a $100/day fine and possible eviction.

  • Per town ordinance, all dogs must be kept on a leash when outside.

  • All pet waste must be picked up from property grounds.

 
Liability / Environment / Nature

  • Although we will make every effort to locate & secure potential items left behind, LFLC is not responsible for recovery of said items.

  • You are in nature & the outdoors, which carry certain inherent risk with adventure of the area.  It is the guests responsibility to exercise extreme caution & care for their own safety.

  • As we are in a rural area, there may be occasional intermittent outages with water, electric or WIFI.  The utilities are fairly reliable here & you shouldn’t encounter any disruptions outside of a storm or construction line break. We will try to alert you if/when this happens. LFLC  is not responsible for any utility disruptions.

  • Bugs & wildlife – You are in a nature environment.  You may experience close encounters with bugs & wildlife. We do have regular pest control, however, there is wasp spray under the kitchen sink if they are present.  The area has deer, squirrels, turkey, hogs, fox, possum, armadillos, snakes & the occasional bear (typically further north though).  Please do not feed wildlife & keep your distance while viewing for pleasure.

  • Do not cut down any trees, bushes or disturb any natural environment on the property as a fine may apply.
